Bank of Canada Head Office Renewal, Ottawa


This major rehabilitation and revitalization project, driven by quantitative issues of obsolete infrastructure, and an outdated working environment, was addressed with leading edge design technology and a repositioning of major building elements to suit modern programming. Innovative structural upgrades enabled the restoration of the integrity of this 1970’s office tower by Arthur Erickson, while the 1930’s centre building and it’s immediate surroundings  have been transformed into valuable new public amenities.

Located just west of Parliament Hill in Downtown Ottawa, the Bank of Canada Head Office complex comprises 855,400 square feet  of offices and operation spaces. The original Centre Building was built in the 1930’s; the twin office towers and connecting atrium being added in the 1970’s. Completed in 2017, this project included the comprehensive renewal of the existing complex, including some reconfigurations and additions to the program including a museum and public realm.

Combined  construction and design teams for this $460 M project worked to ensure designs were constructible, validated working sequencing and protected previously approved budgets. Senior team members reviewed and graded the major risks at workshops and agreed on a course of action.  Well established cost, schedule and design document control systems ensured that the overall Head Office Renewal program was completed within the original schedule and budget parameters.
 
The Head Office Renewal program required demolition of the structural cores of each building, from the rooftop penthouses down to bedrock. Once demolished, new cores were constructed to  meet the latest seismic and accessibility code requirements. New, modern finishes, furniture systems and fixturing were completed and all building systems were replaced with state of the art environmental technology. 

The Bank of Canada Head Office Renewal Project achieved LEED Gold certification and was  also the recipient of the ACEC Award for Excellence 2018, and Existing Building Upgrade Award by Sustainable Architecture Magazine 2019.

Hintonburg Connection, Ottawa

Hintonburg Connection at 175 Carruthers was a signature development in the ongoing transformation of the Hintonburg community. The 18-storey, 245,000 sq. ft. mixed-use building includes 204 rental units, as well as a three-storey residential component facing Carruthers Avenue, above three storeys of underground parking to serve the building's tenants and visitors. The rental apartments range from 350 sq. ft. to 1,070 sq. ft., offering a variety of layouts, and the amenity rich development includes a spacious gym and party room at the penthouse level with views of the Ottawa river and downtown core. In addition, commercial retail units  including a micro brewery/pub occupy the grade level at Scott Street. 
The three-storey building fronting Carruthers contains eight apartment flats of 1,250 sq ft, with independent elevator access offering a truly unique opportunity for spacious living in Hintonburg. The project was completed  in 2020.

Westboro Connection, Ottawa

Westboro Connection was a large-scale redevelopment of the former Trailhead Paddle Shack site at 1960 Scott Street in Westboro Village, forming the second phase and a cornerstone element of the Westboro Connection development. The building is a 25-storey concrete structure that includes 318,000 sq. ft. of space and 279 residential units, with the site strategically located in the Westboro Village neighborhood. This mixed-use asset is situated in close proximity to the Westboro LRT Station and provides direct access to  numerous retail services at grade level. The development also includes an extensive gym, party rooms, rooftop terrace, guest suites, specialized bicycle storage and maintenance area and a parcel management system. 

The orientation of the high-rise building establishes a strong street edge that defines the public realm of streets and open spaces and it serves as a strong entrance feature to the community at Scott and McRae streets.
